Answers:

What are your turn-around times?
Depends on the type of the property, its conformance to the neighborhood, and its location. Typically, SFR that are conforming to the neighborhood would require 1-2 days from time of inspection. Multi-family residential properties require at least 2-4 days from time of inspection.
Generally, we try to accomodate purchases first due to its time constraints. If one of your file is a RUSH, please let us know by calling us or emailing us.

What areas do you serve?
To provide quality appraisals, we try to stay within areas that we are knowledgeable with regards to marketing conditions, neighborhood boundaries, and shifts in trends. Therefore, we provide service to: Los Angeles, Orange, parts of San Bernardino, parts of Riverside, and parts of Ventura Counties. We do not provide any service to Kern, San Diego, or Imperial Counties at this time.

Are all of your appraisals COD?
Yes, due to potential mistakes that could be made by our accounting team, lenders, or escrow, we do not provide service unless payment is received at the door.

How do I register to have access to your website?
Please click here to the routed to our Registration page.

What are your policy for cancelled orders?
If the property was inspected, we do not allow any cancellation of orders. If the property has not been inspected, please email us to cancel the order. We need to know the File No of the file, so please log-in to obtain the File Number.

How do I check the status of my order?
You can Log-in to your account to obtain status information on your last 20 appraisals. Once logged-in, you may also request a copy of the appraisal to be emailed to you.

Can I fax you an order instead of inputting through your website?
Yes, you can fax your order to: (310) 515-8297. Please provide us with as much information as possible. You can readily obtain an Order Form from the software your company uses such as Point or Calyx.

When will I get an answer back regarding a Value Check?
Value checks will require at least one business day. Since, we perform this as an extra service to our clients, high priority files will be processed first. Please allow us this one business day.

I need a copy of the appraisal report, what do I need to do?
Pleae Log-in to your account and click on Request Email of Previous Appraisal link on the left side.

How soon can you go out for inspection?
We typically will go out for inspection within 2 days. However, that time is if the borrower/seller is available. Depending on the borrower/seller's time availability, it might take longer. For faster inspection time, please contact us to schedule the appointment directly through you.

I have changed my contact information, how do I update my Account information?
Pleae email us with your new information.

I need to download an appraisal, but it is not listed on your website. What's going on?
Due to privacy reasons, we have suspended any downloading of any appraisals.

We do not have a color printer, could you overnight a hard copy of the appraisal to our office?
We can overnight a copy if you provide us with your Account Information.

How long does the physical inspection take?
Depending on the Gross Living Area of the subject property, it takes from 30 minutes to over 2 hours.

How fast can I get a 442 (Certificate of Completion), and what are the fees?
442 takes 1 business day to type up, but it really depends on the speed in which the condition is completed.

How fast can I get a addendum, and what are the fees?
Addendums takes 1 business day.
